There are several types of flat / low slope roof systems that range from Modified Bituminous or asphalt based systems that utilize multiple layers or plies of roof membrane to single ply systems which utilize a single layer of roof membrane.  Each system has its advantages and disadvantages. We recommended that if you are going to have any work performed on the building that requires other trades to access or work upon or adjacent to the building’s roof, that you have the roof inspected by a roofing professional before and after the work is completed to ensure that no damage was caused. If a manufacturer’s warranty is still in place for the building, you must use a certified roofing contractor (approved by the manufacturer of the roof system) to honor any manufacturer’s warranty guidelines.

PVC

PVC or Polyvinyl Chloride is a trusted membrane that has been performing well for decades in the European and North American markets. Most PVC membranes are CRRC certified and offer building owners the potential for decreased cooling costs. PVC also offers excellent resistance to rooftop chemicals, including acids, oils, and greases. PVC roofing systems typically are bright white in color and have some options for other colors.

Modified Bitumen

Modified Bitumen is asphalt that has had modifiers added to it to give it plastic or rubber-like properties.  The most common types of modifiers being used are Atactic Polypropylene or APP and Styrene Butadiene Styrene or SBS.  A Modified Bitumen roof is installed in sheets on the roof and offer the same protection as other flat roofing products with more flexibility and better resistance to foot traffic.

TPO

TPO or Thermoplastic Polyolefin is the fastest-growing segment of the commercial roofing industry.  Fueling this growth is the increasing use of TPO in southern climates where cooling costs significantly outweigh heating costs. Most light-colored TPO membranes are Cool Roof Rating Council (CRRC) certified and have been directly attributed to reductions in buildings’ energy consumption and costs by greatly diminishing the need for air conditioning. While white is the predominant color used with TPO, other colors are also available.
